Year-over-year figures show Carter County’s housing market shifting even as prices edge down slightly. Typical home value in May 2026 is about $217,000, down roughly 3 percent from a year ago, while active listings have climbed more than 30 percent and months of supply is up over 40 percent to 5.5, signaling more options for buyers than last spring.

In the latest monthly snapshot, activity has picked up even as inventory has grown. Homes sold rose nearly 20 percent from April to May to 55 sales, yet pending sales dropped by about a third over the month and are down 20 percent from last year, suggesting some cooling in new buyer commitments.

Conditions on the ground show buyers having more leverage than in much of Oklahoma. Carter County sits in a buyer’s market with homes typically spending 46 days on the market, almost a month faster than in April, and the average sale-to-list price ratio just under 95 percent, while statewide supply is leaner at 3.9 months.
