Year-over-year, Love County has seen dramatic shifts in home values and activity. The typical home value in July is up sharply compared with last year, even as the median list price has fallen more than a quarter over the same period. Homes sold have increased significantly year over year, yet pending sales are down steeply, signaling mixed buyer follow-through.

Looking at the latest monthly snapshot, the median list price dropped by about 30 percent from June to July while the typical home value slid more modestly. Sales volume also cooled month over month, with homes sold and new listings both falling by roughly half, and pending sales declining by a similar share.

Conditions currently lean strongly toward buyers, with about 11 months of supply in July compared with just over 4 months statewide in Oklahoma. Homes are taking a median of 94 days to sell, far longer than earlier in the year, and only about one in five is closing above the list price despite an average sale-to-list ratio near 99 percent. Active listings have eased slightly from last year, but the elevated inventory relative to sales supports more negotiating room for buyers.
