Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Year-over-year, Cleveland County’s typical home value has inched up a bit, while the state overall has seen slightly slower price growth. Homes sold have risen compared to last year, signaling steady demand. At the same time, pending sales are down year over year, pointing to some cooling in new buyer contracts.

In the latest monthly snapshot for May 2026, the typical home value sits just above $272,000, a noticeable jump from April. New listings are up more than 5 percent from the prior month, adding to the 1,373 active listings and giving buyers somewhat more to choose from. Even with this added supply, months of inventory is just 2.4 compared with Oklahoma’s 3.9 months, reinforcing Cleveland County’s status as a seller’s market.

Homes are also moving much faster than a year ago, with the median days on market dropping to 21 days and nearly half of listings going off the market within two weeks. About one in five homes still closes above list price, and sellers are receiving an average of about 99 percent of their asking price. With these mixed signals of rising prices, more listings, and brisk sales, both buyers and sellers in Cleveland County can benefit from Agent Pronto’s help connecting with a local real estate agent who understands the nuances of this market.
