Year-over-year in May, typical home values in Oklahoma County are essentially flat, edging down less than a percent while the state overall is up nearly 2 percent. Listing prices show a similar slight decline from last year, and the share of homes selling above list has also eased. At the same time, active inventory is about 6 percent higher than a year ago, giving buyers more options than they had last spring.

Looking at May specifically, buyers saw a median home value around the mid-$260,000s, with the median list price somewhat higher. Homes are taking longer to sell than last year, at about 30 days on the market, even though that’s a noticeable improvement from April.

Sales activity has picked up with homes sold rising more than 7 percent month over month, while new listings slipped slightly from April. Pending sales are down both month to month and compared with last year, suggesting some buyers are taking more time to commit despite a steady three months of supply. Only about one in five homes is selling above list, and the average sale-to-list ratio of just over 98 percent hints at modest room for negotiation.
