Month-over-month patterns in Central Albany show some notable shifts in this rolling three-month view, with median list prices jumping over 36 percent while the typical home value edged down slightly. New listings surged about 40 percent compared with the prior period, and active listings also increased, signaling more options for shoppers. At the same time, homes sold fell by roughly a third, and pending sales slipped modestly, suggesting buyers may be taking longer to commit.
