Inventory in Jefferson County has expanded notably, with active listings up more than 25 percent year over year to 197 and months of supply more than doubling to 6.5, signaling a neutral market with more options for buyers. At the same time, contract activity is holding up, as pending sales are running over 20 percent higher than a year ago even though closed sales in May were down slightly from last year.

Pricing is adjusting to this fuller selection of homes, with the typical home value around $410,000, up nearly 10 percent from a year ago but off modestly from April. Sellers are also seeing fewer bidding wars, as only about 4 percent of homes sold above list price in May and the average sale-to-list ratio has eased to about 97 percent.
