Homes going under contract have also increased, as pending sales are up roughly 14% year over year while closed sales are higher by about 13%. With months of supply around 3.7, conditions lean toward sellers but with more options emerging for buyers.

Pricing has been easing compared with last year, even as activity picks up. The typical home value is down nearly 8% year over year, and the median list price has fallen by a similar margin of just over 7%, indicating sellers are responding to shifting demand.

Homes are taking longer to sell than a year ago, with the median days on market jumping from about a month last spring to roughly six weeks now in this rolling period. Despite that longer timeline, almost 15% of sales are still closing above the asking price, and the average sale-to-list ratio is just under 99%, showing buyers are generally paying close to what sellers are asking. This combination of more inventory, softer prices, and steady demand creates both opportunities and trade-offs for people entering the Bend market.
