New listings also picked up month over month, while pending sales rose even faster, signaling more homes moving into contract. Closed sales increased from the prior month but are still down compared with a year ago, showing a market that is busier than winter but not as brisk as last spring.

The typical home value is up modestly year over year, while the median list price is nearly flat compared with last April and fell from March, suggesting sellers are tempering asking prices as inventory builds. Homes are also moving more quickly than in late winter, with median days on market dropping sharply from March to April. Only about 12 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 100 percent, indicating buyers have a bit more room to negotiate even as sellers still hold some leverage.
