Polk County is seeing more homes available, with 276 properties on the market and inventory up 8.66 percent from last month. New listings reached 109 for the month, while 93 homes went under contract, indicating steady buyer activity even as supply grows. With 3.8 months of supply and a seller’s market gauge of 30, conditions still tilt toward sellers but are becoming more balanced than a year ago.

Homes are taking longer to sell, spending a typical 119 days on the market, which is up 19 percent since last month and 75 percent year over year. About 26 percent of listings saw a price drop, showing that some sellers are adjusting expectations as buyers take more time to decide.

Prices, however, continue to edge higher, with the typical home value at $475,000, up 4.63 percent from last year and 7.65 percent in just one month, though still below the Oregon average of $507,600. The median list price is $524,950, only slightly higher than last month, and homes are selling close to asking with an average sale-to-list ratio of 0.99 and roughly 14 percent closing above list.
