Bridlemile’s rolling three-month snapshot shows more movement through the pipeline even as overall activity has cooled from last year. Active listings are down more than a quarter year over year, and homes sold have fallen nearly 50 percent, yet new listings and pending sales have both increased sharply compared with the prior three-month period.

Pricing is adjusting to these conditions. The typical home value is down almost 12 percent from a year ago, but the median list price is more than 20 percent higher year over year, and the share of homes selling above list has risen to about 36 percent.

Days on market have tightened dramatically, with the median time to sell dropping to about nine days and nearly six in ten homes going under contract within two weeks.
