Northwest Portland’s rolling three-month figures through May 2026 show a market heating up in the near term, with prices and activity both climbing. The typical home value is about $702,000, with the median sale price jumping more than 22 percent compared with the prior three-month period while median list prices are up over 13 percent. Homes sold rose more than 45 percent month over month, and pending sales increased by about 23 percent, pointing to stronger demand. At the same time, active listings grew roughly 21 percent, giving buyers more options than earlier in the year.

Looking beyond recent momentum, year-over-year trends underline how much conditions have shifted. The typical home value and median list price are both up around 30 to 34 percent from a year ago. Even with these price gains, months of supply has fallen compared with last year, landing at 5.6 months in the latest rolling period. Northwest Portland is also priced well above the broader Portland city median of about $535,000.

Speed and pricing dynamics help define the current experience for buyers and sellers. Homes now spend a median of just 33 days on the market in the rolling three-month view, down sharply from earlier periods. Roughly 12 percent of recent sales closed above list price, and the average sale-to-list ratio is near 98 percent, showing sellers are achieving close to their asking prices.
