In Allentown’s 1st Ward, the latest rolling three-month view through May 2026 shows notable month-over-month movement, with the typical home value rising about 6 percent while the median list price jumped more than 29 percent. At the same time, homes sold dipped by roughly a quarter and pending sales fell 20 percent, suggesting demand may be cooling slightly even as sellers reach for higher asking prices.

Inventory and supply tell a more complex story. Active listings held steady compared with the prior period, yet months of supply climbed sharply to 2.7, pointing to more options relative to recent buyer activity. Homes are taking longer to sell than a year ago, yet 1st Ward remains more of a seller’s market than Allentown overall, which sits at 1.4 months of supply.
