The typical home value in East Allentown is projected to be $310,250 for the month of February. January’s finalized data reported the typical value of a home in the neighborhood to be $298,500—up 23.86% over the previous 12 months. For comparison, city-level data pegged home values at $265,000 in Allentown for the most recent reporting period. That number is expected to float around $273,880 in February.

East Allentown had 20 new listings and 18 listings that went under contract in January, increasing the area’s total available inventory to 10—up 42.86% from the previous month. Inventory is projected to have further increased in February.

The median listing price for homes in East Allentown fell 6.7% from December to January, bringing the current median listing price to $279,900. Based on projected data for February, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
