December’s finalized data reported the typical value of a home in the city to be $245,000—down 2.2% over the previous 12 months. For comparison, county-level data pegged home values at $356,750 in Lancaster County for the most recent reporting period. That number is expected to float around $360,130 in January.
Manheim had 3 new listings and 10 listings that went under contract in December, decreasing the area’s total available inventory to 8—down 52.94% from the previous month. Inventory is projected to have further decreased in January.
Of those 8 active listings, 37.5% reduced their price in the month of December. The median listing price for homes in Manheim fell 48.45% from November to December, bringing the current median listing price to $150,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 32 days, compared to 47 days in December 2024.
