Northumberland County is seeing more homes available, with active listings up more than a third year over year and sitting at 338 in May. Pending sales have also climbed sharply from last year, rising nearly 37 percent even as new listings slipped almost 20 percent from April. Homes sold rose modestly from a year ago, but months of supply has expanded to 4.2, well above the 2.9 months seen across Pennsylvania, signaling more breathing room than the statewide average.

Prices have moved up quickly in response to this active environment. The typical home value is up more than 50 percent from a year earlier, and the median list price has increased at a similar pace, outpacing the statewide price growth of around 6 percent. Sellers are still achieving strong outcomes, with the average sale-to-list ratio holding above 95 percent and nearly one in five sales closing above the asking price, even as that share has edged down slightly compared with last year.

Homes are taking longer to go under contract, with the median days on market at 59 in May after rising sharply from a year earlier, which gives buyers more time to compare options. Yet more than 32 percent of listings still go off the market within two weeks, so desirable homes can move quickly.
