Year-over-year, Torresdale’s rolling three-month home values have eased slightly even as the broader Philadelphia market shows modest price gains. Typical home values in the neighborhood are down about 2% from a year ago, while Philadelphia as a whole is up more than 3%, signaling relatively softer price pressure locally.

Inventory conditions have shifted notably over the past year in this rolling three-month view. Months of supply in Torresdale has nearly tripled to about 3.7 months and active listings are up around 15%, giving buyers more options and easing the intense scarcity seen previously.
