Year over year, Far Northeast Philadelphia’s rolling three-month data shows pricing has softened slightly while activity has picked up. The typical home value is down a bit from last year, but the median list price has inched up, indicating sellers are still aiming higher. Compared to the broader Philadelphia market, Far Northeast homes remain more expensive, with a higher typical value than the citywide median sale price.

In the latest rolling three-month period ending in April 2026, inventory and sales activity have both risen. Active listings are up more than 20 percent from a year ago, while new listings and homes sold have also increased, pointing to more options and more movement for buyers and sellers alike. Months of supply has climbed to about two and a half months from much tighter levels last year, yet it still reflects a seller’s market and is far below the city’s roughly five months of supply.

Homes are taking longer to sell than they did a year ago, with the median days on market now in the mid-30s, but many properties still move quickly, as more than 60 percent go off the market within two weeks. A little over one-third of recent sales closed above the asking price, and the average sale-to-list ratio is essentially at full price.
