University City is seeing relatively limited options, with just 55 homes on the market in February 2026. New listings dropped sharply compared to last year, down 54.02% to 40, which helps explain why inventory is also down 32.1% year over year. Even with fewer choices, buyers are still moving forward, with 39 homes going under contract, though pending sales are down 26.42% from a year ago.

Homes are taking longer to sell, sitting a median of 75 days on the market, up 38.89% year over year and 5.63% from last month, which signals buyers are taking more time. At the same time, University City remains a seller’s market with a market gauge of 14, as limited supply is keeping conditions tilted toward sellers even as activity cools.

Pricing is adjusting to these dynamics. The typical home value is $397,400, about 4.61% higher than last month but 9.66% lower than a year ago, and notably above the broader Philadelphia typical value of $265,000. The median list price fell 8.69% month over month to $399,950, and only about 10% of homes sold above their list price, with sellers receiving roughly 96.1% of asking on average.
