University City’s rolling three-month snapshot shows a market with moderate inventory and slower contract activity. There are 133 active listings, down slightly from last year, while homes sold in this period have fallen more sharply, dropping nearly a quarter year over year. New listings, however, are up strongly from a year ago, suggesting more owners are testing the market even as buyer follow-through lags.
Pricing is adjusting to this softer demand. The typical home value is down about 18 percent from a year ago, even though the median list price has only dipped modestly, hinting that sellers may still be catching up to buyer expectations.
