Pricing is adjusting amid these dynamics, as the typical home value in University City is about $360,000, down 18.16% from last year and 9.41% month over month, even though the median list price climbed to $570,000, up 42.54% from last month. Compared with Philadelphia overall, where the typical home value stands near $280,000 and is projected to rise to $287,550, University City remains more expensive but is experiencing downward pressure on values and tighter inventory than the city’s 4,818 active listings.
