The typical home value is up more than 8 percent from last June, and new listings have climbed by about 19 percent over the same period. At the same time, homes sold are down roughly 8 percent year over year, pointing to softer closed sales despite more options.

In the latest June 2026 snapshot, the typical home value is about $314,000, while the median list price sits lower at roughly $272,000. Active listings have grown to around 7,800, giving buyers more to choose from than a year ago, and pushing months of supply to 4.2, well above the state’s 2.9 months.

Conditions have shifted from fast-paced to more measured, with median days on market jumping to 48 days compared with much shorter marketing times last year. Even with that slowdown, about 30 percent of homes are still selling above list price and the average sale-to-list ratio sits near 98 percent, showing sellers can achieve prices close to asking when homes are priced well. Compared with Pennsylvania overall, Philadelphia County offers slightly lower typical values but a looser supply picture, which can influence negotiation power on both sides.
