Year over year, Philadelphia County’s typical home value is up modestly, rising about 5 percent compared with last August. New listings have climbed more than 14 percent, while active listings are up nearly 9 percent, signaling more options than a year ago. At the same time, homes sold and pending sales are both down from last year, pointing to slower buyer activity.
In the latest monthly snapshot for August 2026, the median sale price sits around $282,000, dipping slightly from July but still above last year’s level.
