Inventory in Pike County picked up in April, reaching 548 active listings, up strongly from both last month and last year. New listings also surged, rising more than 47 percent from March and over 21 percent year over year, giving buyers more options to consider. Even with more homes available, contract activity was mixed, with 88 homes sold and 124 pending sales, both down compared with last year but slightly higher than the prior month.

Home values are moving higher in response to recent demand and pricing decisions. The typical home value climbed about 11 percent year over year to roughly $347,000, while the median list price rose more modestly, up a little over 2 percent from last year.

Time on market has shifted dramatically, with the median days on market at 64, sharply lower than in March but far higher than a year ago, and months of supply has grown to 4.9, well above the state’s 3 months and last year’s level locally. Only about 16 percent of properties sold above list price and the average sale-to-list ratio sits near 97 percent, suggesting buyers have some room to negotiate while sellers still retain leverage in this seller’s market.
