Inventory in Sussex County has expanded recently, with active listings up more than 20 percent month over month to 644 and months of supply rising to 3.2. At the same time, contract activity is gaining momentum, as pending sales jumped nearly 29 percent from March and are up more than 13 percent compared with last year.

Pricing is responding to this mix of growing supply and solid demand, with the typical home value edging a bit lower than a year ago while the median list price is nearly 9 percent higher year over year. Homes are still attracting strong offers, as about 55 percent of recent sales closed above asking and the average sale-to-list price sits just over 102 percent.

Time on market has shortened notably, with the median days on market dropping to 26, down sharply from the start of the year. Compared with New Jersey overall, Sussex County has lower typical sale prices and slightly less supply, yet it still shows healthy buyer activity.
