September’s finalized data reported the typical value of a home in the neighborhood to be $418,000—down 12.83% over the previous 12 months. For comparison, city-level data pegged home values at $235,000 in Pittsburgh for the most recent reporting period. That number is expected to float around $221,630 in October.

Polish Hill had 7 new listings and 5 listings that went under contract in September, increasing the area’s total available inventory to 11—up 22.22% from the previous month. Inventory is projected to have further increased in October.

The median listing price for homes in Polish Hill fell 24.4% from August to September, bringing the current median listing price to $269,900. Based on projected data for October, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell sharply year-over-year.
