Pending sales reached 65, rising about 16 percent from last year, suggesting buyers are still active despite longer timelines. Prices are adjusting even as listing activity holds relatively stable. The typical home value is about $155,000, down more than 24 percent from a year ago and roughly half of Pennsylvania’s $309,500 level, while the median list price has moved up to $189,900, gaining over 17 percent in a month. Homes are taking longer to sell, with the median days on market climbing to 85, up around 70 percent year over year.
Pricing dynamics show some sellers testing the market and others needing to adjust. Looking ahead to April 2026, inventory is projected to edge up to 149 and the typical home value to ease to $147,250 while the projected median list price rises to $203,850, underscoring mixed signals for both sides.
