Inventory in Sun Valley has been expanding in this rolling three-month view, with active listings up more than 25 percent year over year and about 20 homes on the market. New listings have risen even faster, climbing nearly 62 percent from a year ago, which is giving buyers more options than they had last year. At the same time, months of supply has edged higher to around three and a half months, loosening conditions slightly even though the area is still classified as a seller’s market.
Pricing has reacted to this shift with notable gains compared with last year. The typical home value is up almost 24 percent year over year, while the median list price has risen about 15 percent over the same period, signaling solid appreciation despite more inventory.
Demand is still present but moving at a more measured pace. Homes are taking longer to sell than a year ago, with the median days on market around 35 in the latest rolling period, and only about one in five sales closing above the list price. Even so, nearly 55 percent of homes are going under contract within two weeks, and the average sale-to-list ratio is just under 97 percent, showing that well-priced properties continue to attract buyers.
