July’s finalized data reported the typical value of a home in the city to be $475,000—down 2.76% over the previous 12 months. For comparison, county-level data pegged home values at $460,000 in Providence County for the most recent reporting period. That number is expected to float around $450,050 in August.

Foster had 3 new listings and 5 listings that went under contract in July, decreasing the area’s total available inventory to 9—down 25.0% from the previous month. Inventory is projected to have further decreased in August.

Of those 9 active listings, 33.33% reduced their price in the month of July. The median listing price for homes in Foster fell 12.36% from June to July, bringing the current median listing price to $389,900. Based on projected data for August, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
