Year over year in Kent County, typical home values have risen by a little over 5 percent, while median list prices are up slightly. Active listings are also modestly higher than a year ago, but homes sold have declined by more than 13 percent over the same period. Inventory has thickened, with months of supply up by about a third compared with last year, signaling conditions that are still tilted toward sellers but easing somewhat.
Looking at July 2026 specifically, the typical home value sits around $462,000, with a median list price near $453,000. Compared with June, list prices fell noticeably while active listings climbed more than 5 percent, and new listings jumped by about 18 percent.
Homes are taking longer to sell, with median days on market at 27 in July and up sharply from last year, and only about 56 percent going off the market within two weeks. Even so, roughly half of recent sales still closed above asking price and the average sale-to-list ratio is just over 101 percent, consistent with a seller’s market and only slightly softer than a month ago. Kent County is a bit more affordable than the Rhode Island state median sale price of about $533,000 and has slightly less inventory than the state overall, which may appeal to both buyers and sellers who work with Agent Pronto to find an agent who understands these trends.
