Inventory in Richmond is relatively tight in this rolling three-month view. Active listings are down nearly a third from a year ago, even though they’ve ticked up modestly in recent months to 39 homes. New listings have fallen more than 30% year over year, which helps explain why months of supply is just 2.3, consistent with a seller’s market.
Contract activity has picked up notably compared with last year. Pending sales are up more than 35% year over year, and homes are going under contract a bit faster, with the median days on market dropping from about a month and a half last spring to nearly five weeks now.
