Buyers in Portsmouth are seeing more options in this rolling three-month view, with active listings up more than 11% year over year and about 128 homes on the market. New listings have also climbed roughly 14% from a year ago, and pending sales are up nearly 34%, showing that many of these homes are quickly moving under contract.

Prices are adjusting to this increased activity, with the typical home value around $697,000 and down slightly, about 2% from last year. At the same time, the median list price has risen more than 4% year over year, suggesting sellers are testing higher asking prices even as buyers gain a bit more leverage.

Time on market and supply figures point to a cooling but still seller-leaning environment. Median days on market sit at about 60 days, much higher than a year ago, while months of supply has grown to 4.3, up more than 60% year over year and consistent with a seller’s market reading on the local gauge.
