Prices are adjusting to this changing pace, with the typical home value at about $605,750, down 18 percent year over year and over 21 percent month over month. Sellers are also seeing buyers negotiate more, as homes are selling for about 95.5 percent of list price and only 30 percent of properties close above asking.
List prices, however, are moving differently, with the median list price rising to $850,000 and jumping 19.3 percent month over month even as the projected typical home value is expected to edge down toward $524,125. Homes are taking longer to sell at a median of 90 days on market, more than double last year, and inventory is projected to tick up to 59 next month, keeping conditions marginally in sellers’ favor.
