Honea Path currently leans toward sellers, with the market gauge reading 24 and classified as a seller’s market. Months of supply has climbed to 5.3 in the latest rolling three-month view, up sharply from 2.9 a year ago, suggesting more options for buyers. At the same time, a typical home value around $167,000 is down about 22 percent year over year, which can put some pricing power back in buyers’ hands even in a seller-tilted environment.
Looking at activity, homes sold over the most recent rolling three months fell about 30 percent from a year earlier, dropping to 15 completed sales, while pending sales are also down roughly 27 percent year over year. New listings, however, are up slightly compared with last year, and active listings have only dipped about 12 percent, which helps explain why inventory has loosened despite fewer closings.
Pricing dynamics show sellers are having to be more flexible than in prior years. The average sale-to-list ratio has slipped to about 93 percent and the share of homes selling above list price has fallen to zero in the latest period, a stark contrast to mid-2024 when roughly one-third of homes closed above asking. Homes are taking a median of 81 days to sell in this rolling three-month window, down from last year’s unusually long 91 days but still slower than some earlier periods.
