Inventory in Laurens County has expanded compared with last year, with active listings up about 40 percent while months of supply sits at 4.8, matching the statewide level. Contract activity has cooled from June, as homes sold fell more than 20 percent month over month and pending sales dropped nearly 24 percent.

Price trends are holding relatively steady despite that softer contract flow, with the typical home value up just over 3 percent year over year, while the median list price is down slightly from a year ago. Fewer bidding wars are showing up, as only about 5 percent of homes sold above list in July and the average sale-to-list ratio has slipped to just under 98 percent.

Homes are taking much longer to go under contract than they did a year ago, with the median days on market stretching to 90 days, a sharp jump over last July and a noticeable rise from June.
