Pacolet home values have climbed sharply on a rolling three-month basis, with the typical home value up more than 50 percent from a year ago. Median list prices are also significantly higher year over year, rising by roughly a third. Even with these gains, buyers are seeing fewer options, as active listings are down nearly 30 percent compared with the same period last year.

Looking at the latest rolling three months through May 2026, the typical home value is about $220,000, while the median list price is just under $200,000. Homes are taking much longer to sell than a year ago, with median days on market stretching to about three months and months of supply increasing notably, signaling that buyers may have a bit more time to make decisions.

Sales activity has cooled compared with last year, as homes sold and new listings are both down by roughly one-third to one-half on a rolling three-month basis. At the same time, the share of homes selling above list has fallen to zero, though the average sale-to-list price ratio has ticked up slightly and sits just under 97 percent.
