Blount County home values have dipped compared with last year, with the typical sale price down around 6 percent year over year. At the same time, sellers are aiming higher, as the median list price is up nearly 11 percent from a year ago. Inventory has inched up only slightly over the year, even as months of supply has risen about 15 percent, signaling more options than before but still a seller-leaning market.

In the latest monthly snapshot for April 2026, buyers saw a typical home value of about $384,000 and a much higher median list price around $491,000. Homes are taking longer to sell, with the median days on market now 73 and months of supply at 3.9, compared with Tennessee’s 5.3 months, which keeps conditions tilted toward sellers locally.

Activity has been steady, with 169 homes sold in April and 258 going under contract, even though pending sales are down more than 11 percent from last year. The share of homes selling above list has eased to about 16 percent, and the average sale-to-list ratio sits just under 100 percent, showing that negotiations have a bit more room than in some past periods.
