Over the rolling three-month period ending May 2026, Alcoa’s home values moved higher compared to a year earlier. The typical home value rose about 10% year over year, and the median list price increased at a similar pace. At the same time, the number of homes sold and new listings each fell by roughly 27% to 29%, signaling fewer transactions even as prices climbed.

Current conditions show a market with moderate activity and more balance than in past years. There were 68 active listings and 33 homes sold, with 38 new listings and 35 pending sales during this three-month window. Homes are taking longer to sell, with a median of 69 days on market, and months of supply has edged up to 3.3, a notable change from the very tight conditions seen in 2023. Only about 9% of recent sales closed above list, and the average sale-to-list ratio sits just under 97%, indicating limited bidding wars.

Looking back to 2022 and 2023, Alcoa has shifted from a fast-moving, low-inventory market to one where buyers have more time and choice. The share of homes selling above list has fallen sharply from peaks above 30%, and supply has grown from around one month to more than three months. Even with more balance, the overall market gauge still leans toward sellers.
