Alcoa’s rolling three-month data through August 2026 shows home values holding slightly above last year, with the typical home value up about 4 percent year over year. Median list prices have also edged higher compared with a year ago, while the number of active listings has increased by roughly 9 percent. At the same time, months of supply has surged compared with last year, even though it still reflects a seller-leaning environment.
Looking at the latest rolling period, buyers are seeing more options, with 88 active listings and 61 new listings, a sharp year-over-year jump in fresh inventory. Yet homes that connect with buyers are moving more quickly, as median days on market have fallen about 22 percent from a year ago, down to 48 days.

Even so, pricing power remains firm, as about a quarter of recent sales closed above list price and the average sale-to-list ratio is essentially at 100 percent.
