Inventory and contract activity in Charleston, Tennessee are shifting when viewed over the latest rolling three-month period ending in May 2026. Active listings are up more than 50% from a year ago, while homes sold have surged by over 300% year over year, showing much stronger closed activity despite the market still reflecting only nine active listings. Pending sales have more than doubled from last year, and months of supply has tightened sharply to 3.2 months, supporting the current designation as a seller’s market.

Pricing is reacting to this changing balance between supply and demand in a nuanced way over the rolling three-month window. The typical home value is up nearly 50% compared with a year earlier, signaling substantial appreciation even as the median list price has dropped by about 15% year over year. Sellers appear to be pricing more conservatively, with an average sale-to-list ratio just under 99% and only about a quarter of homes selling above list price. This mix suggests buyers are gaining a bit more room to negotiate even while values trend higher.

Timing and pace have also shifted notably, with homes now taking a median of 36 days to sell in the latest rolling period. That is much faster than some points in the past year but still slower than the very brisk conditions seen in earlier years, giving both sides more time to make decisions. With contract flow strengthening and pricing signals mixed, local insight matters more than ever.
