The typical home value in Calhoun is projected to be $261,800 for the month of November. October’s finalized data reported the typical value of a home in the city to be $279,500—down 11.55% over the previous 12 months. For comparison, county-level data pegged home values at $289,000 in Gordon County for the most recent reporting period. That number is expected to float around $273,510 in November.
Calhoun had 20 new listings and 15 listings that went under contract in October, decreasing the area’s total available inventory to 71—down 2.74% from the previous month. Inventory is projected to have further decreased in November.
Of those 71 active listings, 35.21% reduced their price in the month of October. The median listing price for homes in Calhoun grew 0.33% from September to October, bringing the current median listing price to $318,950. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 42 days, compared to -18 days in October 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this November.
