Year over year, Grainger County’s typical home value has climbed sharply, up more than a third, while median list prices have edged down slightly. Inventory has expanded, with active listings rising by nearly a third compared with last August, and months of supply is down more than a third over the same period. Homes are also moving faster than a year ago, with median days on market dropping about 38 percent.
In the latest August snapshot, the market shows a mix of cooling and renewed activity. Homes sold slipped to 17 for the month, down about a third from July, yet new listings jumped nearly 28 percent from the prior month and more than 80 percent compared with last year, giving buyers more options. Months of supply increased to 6.2, above the Tennessee average of 5.4 months, underscoring the current buyer’s market conditions.
Typical home values in Grainger County now sit just above the statewide median sale price, while sellers are still achieving an average of nearly 98 percent of their list price. A little under one in five homes sold above asking in August, even with the higher supply and longer 89-day median time to sell. With active listings up about 29 percent year over year and pending sales slightly lower, both pricing and negotiation strategies matter.
