Year-over-year, Grainger County’s typical home value in May 2026 dipped compared with Tennessee overall, even as the state saw a slight increase. Listing prices moved the other direction locally, rising notably from a year ago and signaling sellers’ higher price expectations. Active listings climbed more than a quarter over the past year, giving buyers more options than they had last spring.

Homes spent a median of 79 days on the market, far longer than a year ago, which may give buyers more time to make decisions even as inventory moves faster than earlier in the year. The average sale-to-list price ratio edged above 97 percent and only a small share of homes sold above list, suggesting pricing is firm but not overheated.
