Knoxville’s rolling three-month numbers show home values edging up compared to a year ago, with the typical home value about 2 percent higher. At the same time, inventory has expanded, as active listings are up roughly 5 percent year over year and months of supply has climbed to 4.4, a sharp increase from last year. Even with more choice, only about 15 percent of recent sales closed above list price, down notably from the much hotter conditions seen in 2023.

Looking at the latest rolling period through May 2026, buyers are seeing more homes to pick from, with around 1,700 active listings and just over 1,000 new listings entering the market. Homes are taking longer to sell than in past years, with a median 52 days on market and less than half going under contract within two weeks, suggesting buyers have a bit more time to decide.

Sellers still hold some leverage overall, as Knoxville is classified as a seller’s market and the average sale-to-list price ratio sits near 98 percent. However, the slight dip in homes sold year over year and the rise in months of supply indicate that well-priced, well-presented properties matter more than ever.
