Knoxville’s rolling three-month housing data shows modest price growth compared with a year ago. Typical home values are up a bit more than 1 percent year over year, while median list prices have risen nearly 4 percent. Inventory has also expanded, with active listings up about 8 percent from this time last year.

In the latest rolling period through June 2026, buyers are seeing a typical home value around $325,000 and a median list price near $343,000. Homes are taking longer to sell than a year ago, with median days on market now about 52 days, up sharply from last June’s faster pace, and months of supply has grown to roughly four months, indicating more options than in recent summers.

Activity levels have picked up recently, as homes sold over the past three months are up nearly 10 percent year over year, even though new listings are slightly lower and pending sales are down compared with last year. A smaller share of properties are closing above list price than in 2024, and the average sale-to-list ratio sits just under 100 percent, suggesting pricing is closer to asking than in past peak seller periods.
