West Hills is seeing more homes come onto the market in this rolling three-month view. Active listings are up sharply from a year ago, and new listings have climbed even faster, rising more than 80 percent year over year. Even with that added supply, months of inventory is holding around three months, suggesting conditions still lean toward sellers.
Contract activity has also picked up compared with last year, with homes sold rising by more than 50 percent and pending sales growing at a slower but solid pace. At the same time, homes are taking slightly less time to sell than a year ago, with the median days on market down about 6 percent, even though they now sit just under seven weeks.
Prices have responded to this mix of higher inventory and stronger demand by moving higher. The typical home value over the past three months is up nearly 13 percent year over year, and the median list price has also risen meaningfully over that span. A little more than a quarter of recent sales closed above asking, and the average sale-to-list ratio is just under 100 percent, which indicates buyers have limited room to negotiate even as options expand.
