Year over year, Perry County’s home values have dipped modestly while listing prices have surged. Typical home values are down slightly compared with last July, yet the median list price has more than doubled over the same period. At the same time, homes sold are down sharply from a year ago, pointing to slower closed activity.

In the latest monthly snapshot for July 2026, the typical home value is about $259,000, with a median list price near $316,000. Homes are spending around 37 days on the market on a typical listing, far quicker than the much longer times seen last year, even as the share of properties selling above list has fallen to zero.

Inventory has expanded meaningfully, with active listings up from a year ago and months of supply climbing to about 15.7, placing Perry County firmly in buyer’s market territory compared with Tennessee’s 5.5 months of supply. New listings and pending sales are lower than a year ago, but the average sale-to-list ratio has inched up to nearly 98 percent, showing that final sale prices are a bit closer to asking.
