Short-term trends point to modest changes ahead, with the typical home value projected to edge up to about $305,250 and the median list price forecast near $345,050 in April as inventory is expected to dip to around 71 homes. Compared with Denton County’s typical value of about $423,950 and a projected slight softening there, Aubrey offers a relatively lower price point and a somewhat tighter environment.
