Buyers are seeing more choices than in spring, with active listings climbing more than 7% from April to nearly 9,800, while months of supply ticked up to 5.7, keeping conditions tilted toward buyers overall.

Momentum on the ground shows a mix of patience and urgency, as homes now spend a median of 52 days on the market and just over 13% are selling above list price with sale-to-list ratios hovering near 97.5%.
