Bandera County home values have climbed sharply over the past year, up about 50.0 percent. Typical homes now value around $457,500, noticeably higher than the Texas average of $342,400. At the same time, statewide values have dipped slightly by about 1.33 percent.

In March 2026, the median list price reached roughly $499,850, rising 21.18 percent from the prior month even as typical values edged down 9.41 percent. Homes spent a median of 170 days on the market, which is about 8.11 percent faster than a year ago and 12.82 percent faster than the previous month.

Inventory has inched up to 197 homes, about 3.14 percent higher than last year, with 40 new listings in March and a 10.9 months’ supply that signals a strong buyer’s market. Only about 16.67 percent of recent sales closed above list price, and the average sale-to-list ratio stands near 0.94, with price drops on roughly 29.44 percent of listings. Looking ahead to April 2026, typical values are projected around $433,750, the median list price is expected near $543,525, and inventory may hover around 199 homes.
