Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year-over-year, Bandera County’s typical home value has inched up, while listing prices are essentially flat. Active listings are slightly higher than a year ago, yet the number of homes sold has dropped, and pending sales are down sharply over the same period. Compared with Texas overall, Bandera County’s home values are higher and its supply of homes is much more elevated.

June’s numbers highlight how much inventory is available relative to demand. Months of supply has climbed to 17.5, far above the state’s 5.4 months, reinforcing its clear buyer’s market label. Homes are taking a median of 60 days to go under contract, but that is a notable improvement from earlier in the year when typical market times stretched well past three months.

Recent monthly shifts point to softer activity from both sellers and buyers. New listings fell from May to June, and closed sales and pending contracts also pulled back, showing that fewer deals are getting done. At the same time, the share of homes selling above list price has ticked up and the average sale-to-list ratio is holding near 96 percent, indicating sellers still achieve prices close to asking when a home does sell. With so many nuanced trends in Bandera County, both buyers looking for leverage and sellers aiming to stand out can benefit from Agent Pronto’s help in finding the right local agent.

Learn more about what Bandera County has to offer.

Bandera County offers residents a welcoming, picturesque setting with ample outdoor recreation, tight-knit communities, and a thriving local culture that values history, nature, and neighborly spirit.

Bandera County stands apart from nearby Bexar County and Kendall County with its strong sense of identity rooted in small-town life, wide open spaces, and Hill Country scenery. In Bandera, the “Cowboy Capital” atmosphere is not just a slogan. Weekends might include a rodeo at the Bandera ProRodeo Association grounds or live music on Main Street, all within minutes of quiet acreage and riverfront properties.

Daily life often revolves around the outdoors. Locals kayak or float the Medina River, hike and camp at Hill Country State Natural Area, or explore Lost Maples State Natural Area just up the road. Families appreciate the close-knit feel of Bandera ISD schools and community events at the Bandera County Public Library. Dining skews local, from barbecue and classic cafes in Bandera to river-view spots near Medina.

The real estate mix ranges from historic homes in walkable town settings to larger ranches, weekend retreats, and custom builds with expansive views. Inventory can be tight, especially for waterfront and view properties, and demand often fluctuates with regional job growth in nearby San Antonio.

Whether you are planning to sell a long-held homestead or hoping to secure your first Hill Country property, timing and preparation matter. Agent Pronto can connect you with a Bandera County agent who understands the local rhythm of the market and can guide both buyers and sellers with confidence.

“(I hope that Krista’s broker reads this.) I have been in real estate for over 30 years. To say Krista was wonderful doesn’t express enough how highly I think of her and her real estate expertise. She exceeded all of my expectations, while also being professional and courteous, and generally an example by which all real estate transactions should be conducted. I saw the high remarks she received on Google in my search for a real estate agent, and she still actually SURPASSED MY EXPECTATIONS. She is a wonderful person who represented your brokerage in the utmost professional manner! I will 100% use Krista for any future real estate transactions in the future. Thank you Krista for such a wonderful job.”
