Housing activity in Bell County has slowed, with about 2,900 active listings and 384 homes sold in September. Pending sales fell sharply from the prior month and are down nearly 15 percent year over year, while new listings also eased month over month but are slightly higher than a year ago, pointing to softer contract flow.
Pricing is showing mild downward pressure, as the typical home value is slightly lower than a year ago and the median list price is down about 3 percent year over year even after a recent month-to-month uptick. Homes are taking longer to sell, with the median days on market up more than 12 percent from August, and months of supply has climbed to 6.3, far above last year and higher than the statewide level.
At the same time, some properties are still seeing strong interest, with just over 15 percent of sales closing above list price and the average sale-to-list ratio edging up to about 98 percent.
