Year over year, Killeen’s rolling three-month typical home value has slipped, with prices down compared to last spring, while the median list price is essentially flat. At the same time, homes are taking much longer to sell than a year ago, with median days on market now in the mid-70s and more than tripling from early 2025 levels.

In the latest rolling period ending April 2026, inventory shows a mixed picture, with about 1,300 active listings and months of supply near six, roughly double what it was two years ago. Even with this higher supply, the share of homes selling above list has eased to the mid-teens, and the average sale-to-list ratio is just under full asking, indicating buyers have a bit more room to negotiate than in prior years.

New listings are also running below last year despite a recent month-to-month rise, which can limit options for some buyers while giving patient sellers more visibility.
