Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year over year, home values in Coleman County have climbed sharply, with the typical home value up nearly 40 percent, even as Texas as a whole has been essentially flat. At the same time, the median list price has dipped slightly compared with last year, suggesting sellers are pricing more cautiously despite those value gains.

Looking at activity, homes sold are down from a year ago and pending sales have fallen by about 40 percent, highlighting softer demand. Yet compared with just one month earlier, closed sales jumped while median days on market dropped from 109 to 68 days, indicating that well-priced listings are finding buyers more quickly.

Inventory conditions also tell a mixed story, with active listings down nearly 10 percent year over year but months of supply still high at 7.5 months, well above the statewide figure of 5.4 months and consistent with a buyer’s market. With the average sale-to-list price ratio just under 95 percent and no recent sales closing above list, pricing strategy and negotiation matter. Buyers and sellers who want to navigate these shifting trends in Coleman County can turn to Agent Pronto to connect with a local agent who understands this market deeply and can guide them through each step.

“Amy has been my realtor on two house sales. She is an outstanding realtor always responsive, helpful and works extremely hard to find and work with buyers and buyers agents. She is always couteous and professional with all parties involved in the sale. I believe her property value assessments and superior marketing skills are what sets her apart from other realtors. Her work on my behalf resulted in a much higher sales price than expected on one of my houses, and a faster than expected sales closing on another. I highly recommend Amy as a good to realtor. You will not be disappointed.”

“Buying your first home can be overwhelming, but having someone you completely trust made all the difference!! I've known Shellin since we were young kids, so getting to work with her through such a big milestone felt incredibly full circle. She's patient, honest, responsive, and always had our best interests in mind. At no point did we ever feel pressured—she genuinely wanted us to find the right home, not just any home. She walked us through every step, answered every question, and made what could have been a stressful process feel exciting instead. We couldn't be happier with our home, and we're so grateful to have had her in our corner. If you're looking for a realtor who truly cares about her clients and goes above and beyond, I can't recommend her enough. Not to mention she knows everything!!!”

“Working with Matt Dees was great, even though I wasnt what you would call the best case scenario, he still managed to help me find a house. He was always responsive and really gave me a lot of options to pick with in my price range. He didn't try to upsell me into something I couldn't afford. Even after the closing, has been very helpful with the few questions I have had.”

“Diane has been wonderful to work with and overall better then I could have ever expected. The end result of purchasing my first home honestly became far superior as she fought and got a lower cost of the home and her recommendations of people to inspect the homes ensured to look into everything! I would continue to use her services and I have already recommended her to some of my friends whom are also looking to purchase a home.”
