Year-over-year, Coleman County shows mixed pricing signals, with the typical home value down while the median list price has surged. Compared with May of last year, typical values have slipped about 8 percent, yet sellers are now asking roughly 71 percent more, highlighting a sizable gap between what buyers have paid and what owners hope to get.

In the latest May snapshot, inventory remains relatively high, with about 13 months of supply compared with just 5.3 months across Texas, reinforcing its classification as a buyer’s market. Recent sales activity has been uneven, as homes sold are up slightly year over year while pending sales are down nearly 48 percent and none of the recent closings exceeded list price. Homes are still taking time to move at a median of 109 days on market, but that pace is noticeably faster than a year ago, and the average sale-to-list ratio has inched just above last year’s level even after a monthly dip.
