Active listings are almost unchanged from last April, but homes sold have risen modestly and pending sales are up more strongly, signaling steady demand. At the same time, the share of homes sold above list is almost flat compared with last year, suggesting pricing is staying closer to buyers’ expectations.

In the latest monthly snapshot for April 2026, the typical home value is about $461,000, with the median list price around $515,000. Inventory has grown to nearly 8,500 active listings and months of supply has eased to 4.3, indicating more options for buyers while still leaning toward sellers overall.

Shorter marketing times are a notable shift this spring, with median days on market dropping from 70 days in March to 52 days in April as more homes move through the pipeline. New listings increased month over month, even though they remain below last year’s level, while pending sales climbed over 4 percent from March, underscoring solid buyer activity. Compared with Texas overall, Collin County’s home values sit well above the statewide median and carry slightly tighter supply than the state’s 5.4 months.
