Collin County home prices in August 2026 were slightly lower than a year ago, even as Texas as a whole saw a somewhat larger dip. Typical home values here edged down less than 1 percent year over year, compared with a drop of about 1.3 percent statewide. At the same time, inventory tightened modestly from last year, with active listings down nearly 7 percent and months of supply falling about 7 percent, leaving buyers with fewer options than a year ago.
Looking at the most recent month, the market shows clear signs of cooling from early summer. Homes sold in August fell almost 8 percent from July, and new listings dropped over 20 percent month over month, signaling that both demand and fresh supply have eased. Properties are taking longer to sell, with the median days on market rising to 63 days, up more than 10 percent in just one month and slightly higher than last year.
Pricing power has shifted a bit toward buyers, though sellers are still closing near their asking prices. The average sale-to-list ratio hovered around 97 percent, and only about 8 percent of homes sold above list, a modest share that has changed little over the past year.
