Collin County’s home values in May 2026 were slightly lower than a year ago, with typical prices down just over 1% year over year. Median list prices also eased by a little more than 1% compared to last May, signaling modest softening rather than a major reset. Inventory was down around 3% from last year, and months of supply fell nearly 20%, pointing to fewer options but not an extreme shortage.

In the latest monthly snapshot, conditions show a mix of cooling and steady demand. The typical home value rose a bit more than 3% from April to May, while the median list price climbed about 2% over the same period, suggesting sellers are still confident in pricing. Sales activity picked up, with homes sold up about 12% month over month and pending sales holding slightly higher than a year ago, even as new listings dropped more than 16% annually.

Homes are spending more time on the market than last spring, with a median of 49 days and a sharp year-over-year jump, yet just under a quarter of listings still go off market within two weeks. Only about 11% of sales close above list price and the average sale-to-list ratio is just under 98%, indicating buyers have some room to negotiate.
