Collin County home values and prices have softened compared with last year, with the typical home value down around 4 percent year over year in July. New listings dropped nearly 20 percent over the same period, and homes sold fell about 8 percent. Supply has expanded, with months of supply up roughly 18 percent year over year to 5 months, signaling more options for buyers than a year ago.

Looking at the latest monthly snapshot, the typical home value in July was about $459,000, while the median list price was higher at roughly $488,000. Homes are taking longer to sell, with the median days on market jumping to 57, more than double last year and up from 52 days in June.

Inventory remains substantial, with about 9,350 active listings in July even after a slight decline from the prior month, and Collin County’s 5 months of supply sits just under the Texas-wide level of 5.8 months. Only about 8 percent of homes sold above list price in July, and the average sale-to-list ratio hovered around 98 percent, suggesting buyers have room to negotiate while sellers still achieve near asking prices.
