Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Collin County’s home values have softened slightly over the past year even as sales activity has picked up. The typical home value in June 2026 was about $474,000, down a bit year over year, while homes sold rose nearly 8 percent from a year ago. Compared with the Texas median of roughly $348,000, prices in Collin County sit notably higher, pointing to a stronger local market.

In the latest monthly snapshot, homes are taking longer to sell than last year but inventory has tightened. Median days on market jumped sharply year over year to about 51 days, yet months of supply dropped to around four months, well below the Texas average of 5.4 months and down by about half from a year ago.

Listing and pricing trends suggest a market that is active but not overheated. Median list prices are up nearly 4 percent from last year, and the average sale-to-list ratio sits around 98 percent, indicating buyers still have some negotiating room. Only about 10 percent of homes are selling above list price, and roughly 22 percent go off the market within two weeks, so desirable properties can still move quickly. With new listings down almost 10 percent year over year, both buyers and sellers in Collin County can benefit from an Agent Pronto-recommended real estate agent to navigate pricing, timing, and competition effectively.

“Buying your first home can be overwhelming, but having someone you completely trust made all the difference!! I've known Shellin since we were young kids, so getting to work with her through such a big milestone felt incredibly full circle. She's patient, honest, responsive, and always had our best interests in mind. At no point did we ever feel pressured—she genuinely wanted us to find the right home, not just any home. She walked us through every step, answered every question, and made what could have been a stressful process feel exciting instead. We couldn't be happier with our home, and we're so grateful to have had her in our corner. If you're looking for a realtor who truly cares about her clients and goes above and beyond, I can't recommend her enough. Not to mention she knows everything!!!”

“Working with Matt Dees was great, even though I wasnt what you would call the best case scenario, he still managed to help me find a house. He was always responsive and really gave me a lot of options to pick with in my price range. He didn't try to upsell me into something I couldn't afford. Even after the closing, has been very helpful with the few questions I have had.”
