The typical home value is down a bit compared with last year, while the median list price over the latest rolling three-month period is up more than 7 percent. Relative to the broader Dallas market, East Dallas remains significantly more expensive, with its typical home value well above the citywide median.
In the most recent rolling three months through July 2026, listing and sales activity has eased compared with a year ago. New listings are down noticeably year over year, and active inventory has also edged lower, helping keep months of supply around 4.5 and still in seller’s market territory.
While the number of homes sold is slightly higher than a year earlier, pending sales have softened and buyers now see a median of about 32 days on market, up from the very fastest periods of the past couple of years.
