Year over year, East Dallas home values have inched up, with the typical home value rising about 1 percent in this rolling three-month view through September 2026. Sales activity has strengthened, as homes sold are up just over 10 percent compared with the same period last year. Inventory has stayed fairly level, with active listings only slightly below where they were a year ago.
Looking more closely at the latest rolling three months, prices and pricing power show modest upward pressure. The share of homes selling above list has grown nearly 5 percent from last year and the average sale-to-list ratio has also ticked higher, signaling buyers are still willing to pay close to asking.
