Recent rolling three-month data for Old East Dallas shows a market in motion, with several month-over-month shifts worth noting. Active listings are up nearly 20 percent while new listings climbed more than 16 percent, giving buyers more options. At the same time, homes sold jumped about 31 percent and pending sales are up nearly 18 percent, signaling stronger demand. Typical home values and list prices inched up slightly from the prior period, and the median days on market dropped sharply from 96 to 51 days, pointing to quicker decisions from both sides.

Looking beyond the latest movements, year-over-year patterns paint a more nuanced picture. Typical home values in Old East Dallas are down more than 10 percent compared with a year ago, even as Dallas overall has seen home values rise almost 10 percent. Inventory has grown, with active listings up modestly year over year and months of supply nearly doubling to 9.4 months, far above the city’s 4.8 months. Despite this higher supply, only about 11 percent of homes sold above list in the most recent period, lower than in past years.
