North Dallas currently leans toward sellers, with a market gauge reading of 27. Months of supply sit at 6.1 in this rolling three-month view, a bit higher than the broader Dallas figure of 5.3 months. Typical home values are much higher than the city overall, at about $1.04 million versus roughly $465,000 across Dallas.

Pricing and listing activity have both pushed upward compared with a year ago. The median list price has climbed sharply, up more than 45 percent year over year, while typical home values are also higher, rising nearly 9 percent. Buyers have more options than they did last year, with active listings up about 13 percent and new listings up around 9 percent. Homes are taking longer to sell than a year ago, with a median of 42 days on market in this period, although that is an improvement from the previous three-month span.

Sales activity has been gaining momentum alongside the higher inventory. Homes sold are up about 28 percent from a year earlier, and pending sales have risen nearly 16 percent, indicating solid buyer demand at current price levels. Only about 13 percent of homes are selling above list price and the average sale-to-list ratio sits just under 96 percent, signaling that negotiation is possible but not extreme.
