Year over year, South Dallas home values have slipped about 4.0 percent, even as the broader Dallas city market has grown by 8.48 percent. Inventory is flat compared with last year, holding at 191 homes for sale. Pending sales, however, are down about 25.37 percent from a year ago, indicating softer buyer activity.
In March 2026, the typical home value in South Dallas was around $264,000 while the median list price reached $295,000. Homes spent a median of 73 days on the market, and roughly 17.86 percent of recent sales closed above list, with the average sale-to-list ratio near 0.97, all consistent with its Seller's Market label of 19 on the local gauge.
Recent monthly shifts show momentum picking up, with typical home values rising 4.76 percent from the prior month and median list prices jumping 8.14 percent. Inventory also increased 9.77 percent month over month, and April projections point to a typical home value of about $270,000, a median list price near $306,100, and inventory edging up to 199 homes. Median days on market have shortened slightly compared with last month but remain about 12.31 percent longer than a year ago, giving buyers a bit more time to decide.
