Year over year, South Dallas shows softer pricing and slower movement in this rolling three-month view. The typical home value is down a bit from last year, while the median list price is roughly flat. Homes are taking much longer to sell than a year ago, with median days on market up sharply and the share of homes selling above list dropping to zero.

Looking at the latest period ending in May 2026, buyers are seeing more slack in the market. Months of supply has risen to 7.3, far above the 4.8 months seen across Dallas, signaling more options and less urgency for many shoppers. Sales activity has cooled, with homes sold down more than 20 percent year over year and new listings and pending sales both trending lower than last year.

Even with that cooling, prices in South Dallas remain far below the broader city, with the local typical home value roughly half of Dallas as a whole. Sellers are often accepting modest discounts, reflected in an average sale-to-list ratio of about 95 percent and longer marketing times.
