Inventory in Lake Country is relatively limited, with just 27 homes for sale in February 2026 and no month-to-month change, even as listings in Fort Worth overall are much higher at 3,044. Contract activity has pulled back, with pending sales down 45.83% from last year and new listings down 33.33%, showing fewer buyers and sellers engaging than a year ago.
Prices are adjusting in interesting ways, with the typical home value at about $400,000, which is 8.31% lower than a year ago but up 12.68% from the prior month. Sellers are still achieving strong results, with about 11% of homes selling above list price and an average sale-to-list ratio near 0.98, even as the median list price climbed to roughly $539,697, a 17.58% jump month over month.
Timing has shifted as well, with homes spending a median of 86 days on the market in February, which is 13.16% longer than the prior month but still about 18.1% faster than a year ago. Looking ahead to March 2026, projections point to a typical home value near $422,500 and a median list price around $580,045, while inventory is expected to hold at 27 homes, so both buyers and sellers can benefit from an Agent Pronto–recommended agent who understands these dynamics and can guide them through each step.
