Lake Country’s rolling three-month market snapshot shows moderate inventory with 63 active listings and 7.6 months of supply, which is far higher than Fort Worth’s 3.8 months and points to more options for buyers. Contract activity is lighter than a year ago, with homes sold, new listings, and pending sales all down more than 20 percent year over year, signaling a slower pace overall.

Prices are holding relatively firm despite the softer volume. The typical home value over the latest rolling period is about $451,000, up roughly 17 percent from a year ago, while the median list price is essentially flat year over year, indicating sellers are not pushing asking prices much higher.

Time on market has shifted sharply, with the median days on market climbing to 61 days over the past three months, far above levels seen in 2022 and early 2023 and giving buyers more room to deliberate. Yet the average sale-to-list ratio has edged up to just over 97 percent, and about a third of listings go off-market within two weeks, suggesting well-priced homes still move quickly.
